  : The location was excellent close enough to walk everywhere but far away enough from the crowds. Lovely hotel, right next to Vaperetto stop. Stunning waterfront location, very peaceful. Rooms were much higher standard than I had expected. Little garden courtyard was a very restful and green space. Plenty of places to wander around, eat and drink close by. Would visit again.

  : Meals and reception were at La Calcina. Would have been good to have better directions to the reception there on the Zattere, and to have been able to put our meals on a bill, rather than paying each time.

Disappointing

  : The Room was quite pleasant and the bathroom was clean. The Hotel is well located, near the Vaporetti and just a short walk from the Academia Bridge, this is why we selected it. We has booked with a sea view, we got a room looking onto the rear alleyway. This would be a truly great place to stay under more open and friendly management, let's hope it changes hands soon.
  : We arrived at the Hotel and immediately there was a problem with the room rate that added a punitive 20 percent to the cost and ofcourse the surplus City Tax at €24 was on top, that we paid in advance in Cash. My Bank had previously advised me that the Hotel had attempted to debit the full amount with tax from my account, seeing this as unusual, they rejected these charges under anti-fraud procedures. The Hotel then told me via Booking.com that my card was 'invalid', which it was not, they then phoned me and confirmed, I was indeed coming and I even emailed them when I actually arrived in Venice to re-confirm. The Hotel appears to be owned and operated by some very shadey management, who are never available on site (always a bad sign) and only contactable via the staff by phone. The Hotel staff seemed, as a result were tense even a little depressed, as we witnessed they were not at all at ease with other guests, the complete blame here lays with the inadequate management and I would warn other Booking.com customers to beware, the staff, are ofcourse just trying against the odds to hold down a job and they're fine, the owners on the other hand seem to place the Hotel staff under so much control and pressure it's ridiculous, also everything seemed just a little overpriced including breakfast which is ofcourse not ofcourse included. Until there is a change of ownership, there are many good Hotels in the area, give this one a miss and stay elsewhere, as we intend to ourselves.
