  : Such a warm welcome and friendly atmosphere which made me feel I was staying with friends. Great location, an easy walk from the station but in a lovely area with lots of restaurants, lovely bathroom, good breakfast with so many options.

  : Room was nice, spacious and had everything we needed. We had requested a cot, this was supplied and was exactly what we needed. Staff were very helpful, pre visit in answering questions and during our stay for anything we needed.
  : Didn’t realise the bathroom was separate to the room, not ideal having to leave the room to use the toilet in the night etc but wasn’t a big deal. Breakfast was quite slow and some of the items we ordered were not to a great standard.

  : Overall a very good hotel for Venice. A comfortable and spacious room. Tea/coffee making facilities and fridge in the room. Bedroom clean. Bathrobes provided. Excellent breakfast. The host was very helpful with practical advice about getting around Venice, showing the map, which way to go, what transport to use, etc. Excellent location for access to the city and a short walk from the carpark near the railway station, making it easy for carrying the luggage. The hosts can provide luggage storage for early arrivals. English spoken.
  : The property description should be clearer that "private bathroom" does not mean ensuite. It is detached from the room, off the corridor outside. Awkward for families with smaller children. (No bathroom floor mat; bathroom needed some attention). We realise old houses can be noisy and it is difficult to adapt the water supplies in old Venetian houses, but this would help with guests' expectations. The hosts do privide bathrobes to compensate for this shortcoming.

  : Very friendly and supportive wellcome, very nice host and staff, and cosy accomodation with excellent service. Also excellent breakfast from 08 am with a lot of choice. Near Piazzale Roma (bus), Scuola Grande San Rocco and Frari, but also close to Vaporetto San Tomà. Very good location. Small but very clean room with good working airconditioning, coffee maker, small refrigerator, window with nice view and excellend large bed. Also warm and cold water in the room. The small external bathroom is clean and good functioning, only shared with one other room, so no problem. In short: very pleasant, enjoyable place to stay, for a correct price.
